When you add an SCPI to an Invvest portfolio, you may notice in some cases that its value and your gain/loss appear inconsistent.
For example, the SCPI Primovie has a price of €185 today. You buy it at this price and add it to Invvest. You should see a gain of €0. However, you see a loss of 9.15%.
To understand why, you need to understand how the price of a share is broken down.
When subscribing to an SCPI, you pay subscription fees. These fees are included in the share price and will be deducted upon resale. Thus, the subscription price and the resale price (withdrawal value) are different.
Invvest uses the withdrawal value to determine the current value of your investment.
In the example of Primovie, the purchase price of the share is €185, but if you resell it, you resell it at €168. This is its withdrawal value (€185 - 9.15% entry fees = €168).
