Invvest manages two modes of holding SCPI:
in full ownership
in bare ownership
This is the most common mode of holding. Simply put, you buy SCPI shares at full price, which gives you access to 100% of the rights (shares and rents).
When adding an SCPI on Invvest, simply select “Full Ownership” in the “Type” field. You will immediately see a yield and your dividends in the income calendar.
This rather special mode of holding allows you to buy SCPI shares at a reduced price (up to 40% cheaper), but in exchange, you give up the rents for a period of X years, called the dismemberment period (or partition duration).
At the end of the dismemberment period, you become the full owner and gain access to the rents (right of enjoyment).
The longer the dismemberment period, the higher the discount on the purchase price of the share.
This mode of ownership can be particularly interesting if one wants to avoid taxation for a given period, before retirement for example.
When adding an SCPI on Invvest, simply select “Bare ownership” in the “Type” field. Two new fields will appear: Purchase Date and Partition Duration.
We need this information to determine when you will start seeing a return on your position and your first dividends on the income calendar.
For example, if I bought 10 shares of Iroko Zen in bare ownership in January 2020 with a dismemberment duration of 5 years, I would not receive any dividends before January 2025.
